This classic Victorian duplex in San Francisco’s Mission District underwent a comprehensive remodel, transforming the existing structure into a modern, luxurious home while honoring its historic charm. The project involved a full interior gut, foundation replacement, and major structural upgrades, including extensive excavation on the ground floor to increase square footage and a thoughtfully designed attic conversion that added a whole new floor.
To create spacious, open living areas, we installed engineered moment frames, allowing for an airy, open-plan layout without compromising the home’s structural integrity. The entire home features all-new mechanical and electrical systems, a combination radiant heating and domestic water system, and spray foam insulation to maximize energy efficiency and comfort.
High-end finishes elevate the space throughout: a custom stone-encased elongated kitchen island, ornamental metalwork, Waterworks fixtures, traditional wood paneling, and patterned paint finishes provide rich texture and character. Additional touches like 8-foot doors, concealed trim sliding doors, and new energy-efficient windows enhance the home’s elegance and functionality.
Expertly furnished and meticulously detailed, this remodel masterfully blends historic Victorian elements with contemporary luxury for refined urban living.

Our Dolores Heights project was a full-scale reimagining of a classic Victorian residence, combining architectural preservation with modern luxury. The scope included a total foundation replacement and structural and seismic upgrades, allowing us to increase both ceiling height and livable square footage for a more open, expansive feel.
Working closely with acclaimed designer Kevin Sawyers, we executed a complete gut and remodel of the first floor, incorporating custom color palettes, luxurious fabrics, bespoke drapery, and a show-stopping glass-walled shower with Moroccan-inspired detailing. Throughout the home, we highlighted natural woodwork, including a stunning massive sliding door crafted from maple, and a redesigned stair system that serves as a sculptural centerpiece.
Behind the walls, the home was brought into the modern era with a complete mechanical and electrical overhaul, including a service upgrade, built-in sound, gas fireplace, entertainment stystem and underfloor heating for comfort and efficiency. The kitchen, bathroom, living area, patio, guest bedroom, and guest unit were all finished with an exceptional level of craftsmanship and design precision.
The exterior was equally transformed, with extensive hardscape and landscape work, including corten steel retaining walls, curated lighting, amazing vegetation and trees all designed and selected by Martineli Design and a full restoration of the Victorian façade, honoring the home’s architectural legacy.
The Dolores Heights project is a bold yet respectful transformation—blending old-world charm with contemporary living in a way that’s both timeless and inspiring.

The exterior of Sequoia Vista is a testament to the remarkable creativity and ingenuity of its original developer, a local boat builder. Constructed in the early 1970s, this architectural gem began as a humble dome kitchen with a living quarters attached. Through a series of thoughtful extensions and meticulous restorations, it has transformed into the breathtakingly unique and tranquil retreat that it is today.
The house seamlessly integrates with its surroundings, as if it were always meant to be a part of the landscape. The use of natural materials, such as locally sourced timber and stone, further enhances its organic appeal. The weathered textures and earthy tones of the exterior create a sense of timelessness, as if the house has gracefully aged alongside the ancient trees that surround it.
The extensions and restorations that have taken place over the years have only added to the charm and allure of Sequoia Vista. Each addition has been thoughtfully designed to complement the original structure while providing modern comforts and conveniences.
